Relocating From Out of State? What the Best Moves Have in Common
From Lili Whittington, Broker Associate at Soundings LLC, serving The Villages and surrounding Marion, Sumter, and Lake counties for 20+ years. Bilingual English and Spanish.
Every week I talk to someone who's planning a move to Central Florida from another state, whether it's New York, New Jersey, Pennsylvania, Ohio, or California. And the ones who end up happiest aren't the ones who found the prettiest house. They're the ones who found the right lifestyle. Here's what the best out-of-state moves have in common.
1. They match the community to how they want to live, not just the house.
I've watched buyers fall for a home before they ever asked what it's like to live there. Some communities are built for walking, with the school, the lake, and dinner all within a stroll. Here in The Villages, it's the golf cart path that takes you to a town square, the pool, and the pickleball courts in minutes. The house matters, but the way you spend your first year matters more.
2. They have eyes on the ground.
When you live in another state, you can't drive by on a whim. The best buyers lean on someone local to walk the home, video the street, check the condition, and send details the same day. I treat out-of-state clients like my eyes and ears are theirs, because that's what a move this big deserves.
3. They learn that neighborhoods have personalities.
Spanish Springs has its charm, Brownwood has its buzz, Lake Sumter Landing has the water views, and the villages beyond them each have their own character. Zillow can't tell you which one fits you. A short chat about your days, your hobbies, and your favorite way to spend an evening can.
4. They understand the numbers that actually matter.
The Villages has no traditional HOA, but there is an amenities fee, and depending on the home, a bond to understand. The best out-of-state buyers ask about these on day one, so the monthly cost never surprises them at closing.
The bottom line
A great relocation isn't about seeing the most homes. It's about clarity, pace, and a local partner who listens first. If you're planning your move to The Villages, I'd love to be that partner. No pressure, just answers.
