The Roadmap

How selling a home in The Villages works

Selling here is a process with a rhythm. Here is exactly what happens, from the first call to the day the keys change hands.

01

Free consultation and valuation

We talk about your goals, your timeline, and where you are headed next. Then I price your home from the data, not a guess: sold comparables, active competition, and pending sales pulled straight from Stellar MLS, adjusted for your village, floor plan, and updates.

02

Prep that pays

Based on the data, I tell you what to fix and what to skip. In this market, the quick wins win: a fresh roof if it is aging, a deep-cleaned lanai, a camera-ready golf cart spot, neutral paint, and a good declutter. No full remodels that buyers will not pay back at resale.

03

Pricing right on day one

Homes that start overpriced lose their first-week momentum, then their price. We hit the market at the number the data supports, so your strongest offers arrive in the window that matters most.

04

Professional photos and video

Your home is marketed like it deserves: professional photography, video tours that show the lifestyle, and listing copy that tells your home's story instead of a template. The Villages lifestyle is what sells houses here, and we show it.

05

Showings and offers

We coordinate showings, virtual tours for out-of-state buyers, and open houses as needed. Every offer comes to you with my honest read on the buyer, the terms, and the number.

06

Negotiation and inspection

I negotiate on your side through price, closing date, and terms, then manage the inspection and appraisal with the same direct communication. You always know where things stand.

07

Closing, with the details handled

The title company prorates the amenity fee, property taxes, and district assessments day by day, so you pay only through your last day of ownership. I confirm the bond status, coordinate the paperwork, and stay in it until the keys are in the new owner's hands.

The Number That Starts Everything

Pricing: the data, not the guess

Your home's value is never one number. It moves with the village you are in, the floor plan, the condition, the bond balance, and what buyers are actually doing this month.

That is why I price every listing from the data: sold comparables, active competition, and pending sales pulled straight from Stellar MLS, then adjusted for your exact floor plan and updates. The market has normalized from its peak, so pricing right the first time matters more than it has in years.

Homes that start overpriced lose their first-week momentum, then their price. When we price from the data on day one, we capture the strongest offers in the window that matters most.

Honest Expectations

Timing your sale

Sellers ask me all the time: when is the best month to list? The honest answer may surprise you.

The first two weeks matter most

That is when showings and the strongest offers arrive. Price right on day one and market hard from day one, and you capture the demand instead of chasing it.

Selling happens year-round here

The Villages draws steady in-migration from buyers in every season, so a well-priced, well-marketed home can sell any month of the year. The calendar matters far less than the pricing and the presentation.

Have your next plan ready before you list

Most of my sellers are buying a home at the same time. We line up your next move first, so the sale and the purchase close back to back and you never carry two mortgages or sleep in a hotel.

Want the current numbers? Median days on market by county, pulled from the market data, are on the Moving Out of The Villages guide. When we list, I pull the current month from Stellar MLS for your exact area and price point.

What Your Listing Gets

Lili's marketing program for your home

A listing is not a sign in the yard anymore. Here is what your home gets from the day it goes live to the day it closes.

Professional photography

Wide, bright, magazine-quality photos that make buyers stop scrolling. The roof, the lanai, the golf cart spot, the view: every selling point captured on the best days of light.

Video tours

A video walkthrough that shows how the home actually lives, plus virtual showings for the out-of-state buyers who make up so much of the Villages demand.

Digital exposure on Stellar MLS

One listing, syndicated everywhere buyers look: realtor.com, Zillow, and the rest of the portals, straight from Stellar MLS so the details stay consistent everywhere.

Storytelling, not cookie-cutter

No copied templates. I write the listing around what makes your home and your lifestyle different: the sunset view from the lanai, the short cart ride to the square, the setup that fits your life.

Social media promotion

Your home gets featured across my Facebook, Instagram, YouTube, and TikTok presence, where local buyers and relocating families are already searching.

Print and direct marketing

Brochures, flyers, and targeted outreach to my network of buyers, including the relocating and second-home buyers who are ready to move when the right home appears.

The advantage of a single dedicated advisor

Big teams route you from a showing agent to a listing agent to a transaction coordinator, and nobody knows the full story. That is frustrating when you are making one of the biggest decisions of your life.

With me, you talk to the same person every time. I know your home, your reasons for selling, and your next chapter, and I carry that through every negotiation. I am bilingual in English and Spanish, and I bring the listening skills of a life coach to the emotional side of selling: downsizing, leaving a home full of memories, or starting over. That is the difference that shows up in the result.

Prep That Actually Pays

What to fix before you list

Most sellers over-improve and under-prepare. These five quick wins get the highest return per dollar, and they are the ones buyers notice first.

01

A newer roof pays

The roof is the first thing buyers and insurers ask about in Florida. A recent roof signals low risk, sells faster, and protects your price. If yours is aging, we talk about it honestly before we list.

02

Clean the enclosed lanai

The lanai is the room buyers fall for in Central Florida. A deep clean, fresh screening, and tidy storage turn it into the showpiece that sells the lifestyle.

03

Make golf cart parking camera-ready

A clean, well-lit golf cart spot signals easy, low-maintenance living to the 55+ buyer. It is a small detail that photographs big.

04

Fresh, neutral paint

Fresh paint is the cheapest way to modernize a home. Neutral walls photograph brighter, read move-in ready, and let buyers picture their own furniture.

05

Declutter and depersonalize

Clear counters, edit furniture, and store personal items. Buyers need to see themselves in the home, not your stuff.

The Numbers Buyers Ask About

The bond and the amenity fee at closing

Two numbers follow every Villages home around. Here is how they work when it is your turn to sell.

The bond

Your community development district bond paid for the roads, water, and infrastructure when your area went in. It attaches to the property, not to you as a person. Whether it transfers to the buyer depends on your village, your bond year, and the offer terms: many buyers take over the remaining payments, some ask for a credit, and some pay the balance off at closing. When we list, I pull the exact bond status for your home so we market the real number, not a guess.

The amenity fee

The Villages has no traditional HOA. Instead, each home carries a monthly amenity fee, about $204 for most homes, that covers golf, pools, recreation centers, and the whole lifestyle system. At closing it is prorated day by day: you pay through your closing date, and the buyer takes over from the day after. Your exact fee is set for your home, and I confirm it before we market.

The buyer's title company prorates the amenity fee, property taxes, and district assessments at closing, so you only pay your share through your last day of ownership.
