Moving From Out of State? Here's the Plan.
Whether you are coming from New York, Ohio, California, Puerto Rico, or anywhere in between, moving to another state is one of the biggest moves of your life. This is how we make it feel like a plan, not a gamble: timing the sale of the home up north, renting first to try the lifestyle, and doing it all with someone who speaks your language, in every sense.
Start with the plan, not the house
The out-of-state buyers who end up happiest are never the ones who found the prettiest house first. They are the ones who built a plan: a timeline, a budget, and a clear picture of the lifestyle they are moving toward.
Our first conversation covers the basics with no pressure: when you want to be here, what the home up north needs to sell for, what you can afford to carry each month, and whether this is a full retirement move, a second home, or a move with family.
From there we sequence the whole move: the sale up north, the rental if you want one, the search, the offer, and the closing, all coordinated so you never carry two mortgages or live out of a hotel.
"I moved families from every corner of the country and beyond. The ones who plan first, win. The ones who wing it, learn the hard way."
Lili Whittington
Timing the sale of your home up north
The question every out-of-state buyer eventually asks: do I sell first or buy first? There is no universal answer, but there are three proven paths.
Sell first, then rent here short term
The most stress-free route for many families. You sell the home up north, move to a short-term rental in or near The Villages, and buy with cash-in-hand and a full season to explore. You never carry two homes, and you get to know the area before you commit to a purchase.
Buy here with an extended closing
If the timing lines up, you can buy your Villages home with a closing date far enough out to sell the old home in between, or negotiate a rent-back so the new owners let you stay past closing. We coordinate the two so you never carry two mortgages.
Run both sides with one coordinator
The smartest way to time any two-home move: one agent on both sides. I market and sell your Villages home when you are moving out, and when you are moving in from up north, I coordinate the sale on your side in the other state with your local agent there, line up the closings back to back, and keep the whole chain moving.
You do not have to be here to sell. Just as you can buy from out of state, I help many sellers who have already moved: professional photos and video tours, virtual showings, digital offers, and remote closings handled by notary and technology. The whole process runs from wherever you land.
Renting first to try the lifestyle
If your timeline allows, renting for a few months to a year is the smartest purchase you will ever make. It lets you test the lifestyle without committing to it: the pace of the squares, the golf, the clubs, the seasons, and the drive to doctors, airports, and family.
A few things to know about renting in The Villages: renters must meet the same 55-plus age rule as buyers, minimum lease terms apply under most deed restrictions, and nightly short-term rentals generally are not allowed. Rental inventory is limited, so we start the search early.
The surrounding towns no age restriction: Lady Lake, Wildwood, and Fruitland Park have all-age rentals just minutes from the gates. Many families rent outside The Villages first, then buy inside once they are sure.
The goal of renting first is simple: buy with your eyes open, not with rose-colored glasses and a contract.
Buying from out of state, without the guesswork
When you live in another state, you cannot drive by on a whim. Here is how we make distance a non-issue.
Live video tours
I walk homes by live video, check the details you would check in person, and send honest notes the same day. Streets, neighbors, commute, all of it.
Digital offers and closing
Offers, documents, and signing handled remotely with notary and technology. You can close from your kitchen table in another state.
One visit that counts
Most buyers still plan a trip before closing. I make it count: a curated short list, neighborhoods pre-screened, and every showing lined up.
A bilingual partner for the whole move
When you are moving to a new state, you deserve to talk through the biggest decision of your life in the language you think in. I serve clients locally, nationally, and internationally in English and Spanish, and I speak the language culturally too, having worked with families relocating from Puerto Rico, Cuba, South America, and across Latin America.
That means every conversation, every document, every negotiation, and every question from your family happens without translation loss or ambiguity. For a move this big, that matters more than people expect.
